Building SurveysWhether you are buying, selling or have concerns regarding any aspects of your property, we can help.

The RICS, the industry's most respected authority on surveying, provide three different types of survey and these can only be conducted by qualified surveyors.

Reliable and cost effective, these reports carry the full weight of the Royal Institution of Chartered Surveyors and we specialise in providing a full detailed Building Survey (formally known as the Structural Survey).

This covers;

  • a thorough inspection and detailed report on a wide range of issues;
  • a description of visible defects and potential problems caused by hidden flaws;
  • an outline of repair options and the likely consequences of inactivity; and
  • advice for your legal advisers and details of serious risks and dangerous conditions.

A building survey does not include a valuation for mortgage purposes.

We work with the purchaser, vendor and agents to make sure that the reports are concise, easy to understand and enable negotiations on any potential property issues that may be a cause for concern.  We also assist the conveyancers with property matters that would not easily be identified without a property inspection, such as planning or boundary matters.

 

Landlord and TenantThe landlord and tenant relationship can be complicated and involve many different issues.

Eve Building Consultancy specialise in providing tactical Dilapidation advice to both landlords and tenants including negotiation of the complex contractual relationship. This includes assessments of properties to ascertain dilapidations liability, particular useful when businesses merge or change hands.

Interim Assessments undertaken part way through the lease, either to assure the Landlord that the building is being maintained in the correct manner, or to assist with enforcement of repair covenants.

Terminal Schedules at lease end so that both parties understand the potential financial liability and the landlord is able to re-let the premises in a timely manner.

Eve Building Consultancy also undertakes Photographic Schedules of Condition for attachment to new leases, or sub-let's to protect both Landlord and Tenant's interests.

We are also able to assist with tenant alteration approval and planned maintenance programmes (PMP's) for properties that may be multi-tenanted and subject to service charges.

Contract AdministrationWe provide the design, specification and tendering of commercial projects, with particular emphasis on existing and historic structures.

We can administer building contracts through to completion and provide advice on methods of procurement most suited for your project whether this is a small refurbishment or large complex scheme.

We are particularly skilled at project managing other property professionals such as architects and structural engineers to ensure that the project team is the very best suited for larger schemes.

We are able to obtain Listed Consents, Planning Permission and Building Regulation applications and work closely with planning specialists for larger projects.
